Lincoln Advisors managed its investment pipeline in an Excel file. The acquisitions team sourced potential deals via-email, calls, and site-visits to add to the pipeline, often taking photos of street signs to look up a potential project at a later date. The advisory group works with over 40 Lincoln offices around the country in addition to hundreds of leasing and sales brokers.

With over 500 deals sourced in any given year, data was difficult to manage and keep aggregated in one place.

Whether in the office or out touring properties, the team is able to quickly add a deal to the pipeline for the rest of the team to do a quick review. They have also taken the process a step further by utilizing TermSheet for their due diligence process. They no longer check off tasks in an Excel file, but manage each item in TermSheet – assigning each task to individual team members, tracking notes, uploading files, and marking tasks as they are completed.

The platform has further enabled the team to analyze their data to better understand the quarterly and annual deal flow. This enables them to evaluate which brokerage companies they have seen the most deal flow from, which companies are net sellers, and what product type is generally being marketed at a given time.
